Project Summary

MGAC provided project management services for the renovation of 20 Massachusetts Avenue or “20 Mass”—an eight-story, concrete-framed office building built in 1973, with two levels of below-grade parking and mechanical.

The building was gutted, including all utility systems. The existing enclosure was removed, two stories and a penthouse were added, a full height and full depth bay were added to the east end of the building, and openings in existing floor slabs were made to accommodate two new atriums. The building received a new enclosure, new stairs, new elevators, and other new core elements, and was fitted out for new uses. The redeveloped 10 story building with a penthouse has 427,190 SF of occupiable space and retained the subgrade parking levels with some modifications.

The mixed uses consist of a hotel lobby, restaurant, office lobby, retail, loading dock and back of house spaces at the ground floor; hotel with hotel offices and fitness center at the 2nd floor; hotel at floors three through six; office at floors seven through 10; and utility equipment, a 50+ seating conference center and roof terrace at the roof / penthouse level.

20 Mass is a proud neighbor to the U.S. Capitol, Georgetown Law, and Union Station’s historic hub for transit and shopping. Offering walkable, upscale dining and direct access to world-class attractions and museums, from 20 Mass there is no shortage of things to do and places to go. Various systems have been included to provide enhanced air quality and a touchless experience. Office areas feature two Direct Outside Air Systems (DOAS) with MERV-13 filters. Local floor levels feature MERV-8 filters, and each space will receive routine RMR Engineer equipment inspections. Restrooms and locker rooms are equipped with touchless FF&E and automatic door openers were placed throughout the building.
