Project Summary

Enterprise Wharf is a joint venture between Bruntwood SciTech and Legal and General and creates the environments and ecosystems that enable companies in the science and technology sector to form, collaborate, grow, and scale. This is the first new building towards the creation of a larger innovation district, connecting the UK’s most dynamic cities, regions, and communities.

Located in the Knowledge Quarter of Birmingham, Enterprise Wharf stands as the city’s premier smart-enabled building. This innovative project delivers 1,100 m² of cutting-edge, adaptable office space over 10 levels. Highlights include a spacious, open-plan reception and communal area, amenities for cyclists, including storage and drying facilities, showers, and a rooftop garden, all tailored for the needs of contemporary digital and technology businesses. The development also enhances the area with outdoor public spaces and landscaping, forging a new pathway to the nearby Birmingham and Fazeley Canal.

The building integrates various management systems into a unified interface, enabling streamlined control through a single visual dashboard. This integration ensures highly efficient management of heating, ventilation, air conditioning (HVAC), lighting, and CCTV systems.

MGAC's Role

MGAC provided project management and cost management services for this project. Our role involved soliciting bids from construction subcontractors and ensuring that modifications during the build remained aligned with the original design goals, thereby fulfilling the vision of a superior office environment.

Challenges

The integration of smart technologies posed an intriguing challenge for the collective contractor teams. Embracing this challenge, we anticipated and managed unexpected developments along the way.
