Pembroke, 1801 Pennsylvania Avenue Northwest

Project Summary

1801 Pennsylvania Avenue NW, located just two blocks from the White House, is a corporate and commercial space designed with work / life balance in mind. In addition to providing flexible, customizable workspaces with ample natural light, 1801 Penn offers tenants modern amenities that break the mold of traditional office buildings. The building boasts a number of common spaces, from the hospitality-inspired lobby to the highest rooftop terrace in the neighborhood, providing space for formal networking events, casual meetings, or midday getaways, as well as a 5,000 SF luxury fitness center.

MGAC provided architect and general contractor oversight for the 35,000 SF renovation of the existing building, including renovation of three floors, the penthouse, and rooftop, as well as replacing the precast exterior skin replacement with curtainwall glass on the front of the building and lower two floors. As is common with existing building renovations, a number of unforeseen problems arose throughout demolition. MGAC worked with Pembroke and the design-build team to ensure the final decisions to address these issues were well-informed and aimed at keeping the project on schedule and on budget.
