MGAC was engaged by The Baltimore Peninsula Development Team to provide project management services to support one of the largest urban revitalization efforts underway in the United States – the landmark Baltimore Peninsula Urban Revitalization Masterplan Development Project in Baltimore, MD. This transformative project will deliver on the developers’ vision to facilitate opportunity, growth, and inclusivity for the Baltimore region with the redevelopment of the City’s prime waterfront location.
The initial phase of the mixed-use waterfront development, at a cost in excess of $650M, consists of over 1,100,000 SF of residential, hospitality, retail, office, and public space. Fully constructed, the entire development is currently planned to encompass more than 175 acres, 14,000,000 SF+ of space across 45 city blocks, and 2.5 miles of waterfront access that will offer a 35-slip marina, access to watersport recreation, and major public space amenities including a 28,000 SF public park and a 17,000 SF urban plaza.
MGAC was tasked with leading and managing two of the residential multifamily projects in the first phase of the development, which total over 425,000 SF and 375 units. The MGAC team was engaged right before the start of construction and had a steep learning curve to quickly understand the current project status and integrate with the numerous existing stakeholders and other project team members.
In addition to typical challenges and risks associated with a massive development project, MGAC also had to navigate the construction of two wood, stick frame structures during COVID-19 and unprecedented wood price escalation as well as significant supply chain delays. MGAC’s decades of experience managing some of the most complex and challenging projects has allowed our team to facilitate and offer results-based solutions and advice, implementation of best practices, and a forward-thinking and proactive execution strategy that has kept the projects on schedule and budget.
MGAC continues to provide a variety of services on the project including budget and schedule management and analysis, cash flow reporting, change order management, claims analysis and settlement, construction management and administration, contract contingency consulting, contract review and management, and value engineering.
