Project Summary

MGAC is working with CEG to develop a transformative high-rise residential project in the heart of the City of Birmingham, known as Smallbrook Queensway. The project aims to revitalise the area by replacing existing structures with three striking high-rise towers, ranging from 43- to 56-storeys, adjacent to Birmingham New Street Station and the proposed Smithfield development.

It is anticipated that this project will breathe new life into the Smallbrook Queensway area, acting as a catalyst for urban regeneration. Approximately 1,750 high-quality build-to-rent apartments will be constructed, catering to the growing demand for modern, urban housing. The project will include a range of amenities, enhancing the quality of life for residents and fostering a sense of community. The development will also feature commercial space, adding vibrancy and business opportunities to the area. Public spaces will be revitalised, promoting pedestrian permeability, and providing a welcoming atmosphere for residents and visitors alike.

MGAC’s Role

The MGAC team utilised their expertise in high-rise development and residential build-to-rent projects to ensure the viability and quality of the development. MGAC began by creating a detailed Project Execution Plan (PEP) based on the project brief, assembling a diverse team of professional consultants, and conducting essential design team meetings. We diligently tracked tasks and responsibilities with an Action Tracker and managed project risks through workshops and updated registers. MGAC also organised discussion groups to address specific design challenges and maintained open communication with the client through regular updates. Our cost management team provided feasibility and cost planning, lifecycle costing, option appraisals, and advised on value engineering. MGAC has played a pivotal role in the project’s success thus far thanks to our proactive and comprehensive approach.
