Western Heritable Limited, The Resident Farringdon

Project Summary

Comprised of a full redevelopment of low-grade early 1970’s commercial office space, this scheme will consist of a 128-key upscale hotel to be operated by Resident Hotels. Crafted by leading architects at EPR Architects, the hotel will be known as The Resident Farringdon and will provide guests with a boutique home away from home experience.

Situated in a dynamic and evolving neighbourhood, the project will contribute to and support the changing nature of Farringdon, Barbican, and Smithfield. The area boasts a rich cultural landscape, highlighted by the presence of the Barbican Centre. Starting in 2026, it will also become the home of the Museum of London. Our client aspires to construct a vibrant, sustainable structure that will unlock the experience of the micro-location for guests, local residents, city workers, and visitors to the Cultural Mile.

MGAC’s Role

MGAC was selected to provide project management and cost management services for this redevelopment. Our responsibilities include leading an industry-leading professional team through a complex planning process with the City of London to ensure the site mazimised its potential whilst reducing the embodied carbon impact as much as possible. This included studies of multiple options for the site to retain and adapt as much of the existing basement as possible. As the scheme comes out of the planning process in the second quarter of 2025, we will continue to lead the project team through the design process, manage the demolition process of the existing buildings and structures, oversee the construction and fit-out, and public realm works associated with the site and above buildings.

Sustainability

Designed with sustainability at its heart, the project seeks to reduce the scheme’s carbon footprint through innovative design solutions and significantly improve urban greening and biodiversity onsite. A logistically challenging site adjacent to an open section of the London Underground and restricted site access, the design mazimises every available space whilst working within the confines of the existing basement, which will remain.
