Project Summary

In 2017, we completed work on Saracens RFC’s Allianz East Stand. Building on a trusting relationship, they then engaged us to demolish and reconstruct their West Stand, now sponsored by StoneX. This required the stripping of asbestos and demolition of an existing stadium before designing and constructing the new structure. The new stadium now accommodates 2,946 permanents seats (including 40 wheelchair spaces) as well as 400 standing spectators. The client requested full office fit-outs for four tenants in demise, first-class hospitality facilities; a new changing room for Saracens RFC; and new facilities for the club’s charity arm, The Saracens Sports Foundation.

MGAC's Role

As Employer’s Agent, we provided project management and cost management services for the development. MGAC offered valuable communication to the client during the hiring of all subcontractors and managed the tender process to hire and negotiate with contractors. We worked with architects, engineers, building services engineers, and a main contractor to achieve a smooth delivery of the project aims.

Challenges

We worked closely with Middlesex University, whose demise on the ground, first, second, and third floors required a fit-out to shell and core standard as a separate contract. To achieve this, balanced in consideration of the client’s plans for the building’s concrete frame and a ground-floor gym. The development also had to be designed and constructed to meet the required rugby and athletics sightlines. Throughout development, the grounds remained open and fully operational with strict COVID-19 lockdown restrictions in place. Luckily, the MGAC team was able thrive on such a challenge.

Success Factors

Balancing client requirements can be tricky, especially when there are multiple stakeholders involved. Fortunately, MGAC was able to build strong relationships with contractors and clients from the beginning of this project, which is always one of the first strings to our bow. Having worked with Saracens RFC on their East Stadium project, we had already built a mutual trust which helped us to pursue creative solutions. We came to the project with several sports and leisure projects in our pocket, including the management of over 300 Artificial Grass Pitch frameworks on behalf of several of the UK’s National Governing Bodies of Sport: FA and FF (Football), RFU (Rugby), and EH (Hockey).
