Astéras Kings is a collection of 25 residences located in the heart of West Hollywood, California. Comprising of 25 exclusive units, the development offers a sophisticated contemporary design, carefully crafted to respond to the scale and streetscape of its surroundings. The 45,000 SF structure boasts one and two-bedroom floor plans, each with an average of 300 SF of private exterior space while still providing residents with the ultimate in privacy and luxury.
The project is designed to cater to the minimalist, contemporary sophistication that is sought after in the architecture industry. The residences incorporate custom Italian kitchens and closets, large operable glass walls, and a blend of natural materials such as wood and stone, providing a serene and elegant living experience. Building amenities include an on-site concierge, a state-of-the-art theater, a fitness studio, an outdoor roof terrace with a cocktail area, a fire-pit lounge, and a heated spa pool, ensuring that residents have access to a range of luxurious recreational options.

MGAC provided a comprehensive range of project management services to the Client. These services included project and construction management, which entailed overseeing the daily construction activities to ensure compliance with proper specifications and managing the schedule to meet project completion timelines.
As the project reached completion, MGAC was responsible for the close-out process, which involved ensuring that all work met the owner’s satisfaction, preparing the project for turnover, and conducting any necessary punch lists and final inspections.
MGAC played a critical role in the successful completion of the development through its provision of a wide range of project management services that ensured the project was completed on schedule, within budget, and in accordance with the owner’s goals.
The project presented a unique set of challenges for the design team. This was the first time for the client to develop a project from the ground-up, and with one of the clients based in Los Angeles and the other in Toronto. The team and the Client had to navigate the challenge of not always being on-site.
Despite these obstacles, the design team was determined to make the project a success. The Client, comprising of two architects, was hands-on throughout the Design Development phase for the core and shell, and was also taking care of the interior design, including FF&E. The Los Angeles-based Architect was also responsible for Construction Documents and Permitting.
MGAC was brought on-board to focus on construction management, but also managed the project financials, cost management, coordinate with the lender, and risk management.
Despite some setbacks, such as building during the start of the COVID-19 pandemic, the team remained focused on delivering a high-end residential development that exceeded the expectations of the Client and the residents of West Hollywood.
