American Greetings Headquarters, Westlake, OH
The Weiss family began this once-in-a-lifetime project to build a new creative studio and world headquarters, designed to celebrate their unique corporate culture while attracting the next generation of talent. Facing a troubled project and an eight-month schedule delay, American Greetings approached MGAC to take over project management responsibilities from a previous owner's representative.
We advised our client to open the construction phase to competitive bids, resulting in substantial cost savings and opportunities to redirect those funds into other aspects of the project. While evaluating the space required to achieve these results, we discovered that the original project team’s estimates fell short and the new building was not properly sized to accommodate the company’s needs. MGAC recommended and successfully incorporated an additional 90,000 SF into the program, while ensuring best value.
MGAC also managed American Greetings’ $13M contract for the procurement of all furniture, audiovisual, security, and IT systems, as well as logistics to relocate 1,800 employees to the new headquarters. Efforts leading up to the actual move required consistent coordination, communication, and strategy sessions with multiple parties. The seamless six-weekend relocation of documents, equipment, and people vital to this company’s operations, without missing a beat in production, was the ultimate measure of project success.
