The new Education Resource Center (ERC) provides space dedicated to multi-specialty Graduate Medical Education for lectures, seminars, and team-based learning. The four-story building, utilized by all departments and professionals within the Health System, consists of three occupied floors, as well as an additional floor of shelled space for future buildout. The program includes outpatient imaging, an outpatient pharmacy, medical simulation suite, meeting rooms, and Graduate Medical Education office, with connections to adjacent UVA Health System facilities.
Cost and Risk Management services included validation of contractor cost opinions through independent cost estimates and reconciliation, as well as value engineering and cost support. The primary project challenge centered on Contractor pricing that was continually lower than our independent cost estimates, leading to final GMP costs that were higher than expected. MGAC staff then led late-stage value engineering efforts to realign previously anticipated costs with project realities, and achieve a final GMP of $22M.
