MGAC provided comprehensive development management services for this luxury resort located in Middleburg, Virginia. Tasked with the project after two other management firms were let go, our team managed the complete redesign of the resort, extensive site work, construction of a wastewater and water treatment plant, and the preservation of historic properties and on-site wetlands. The completed resort features 168 elegant rooms and suites; a lobby living room; public spaces; a state-of-the-art spa; three swimming pools; a fitness center; a cooking studio; multiple dining venues; over 50,000 SF of meeting and event space, including a 5,000 SF grand ballroom; and a full-service equestrian center. The project faced numerous zoning and entitlement challenges, as well as significant community opposition. MGAC attended 25 public and private hearings and town hall meetings, and was ultimately successful in managing and directing a 12-month zoning, entitlement, and approvals process. Key to the project’s success was environmental responsibility. The project incorporated significant wetland mitigation, as well as the preservation of 189 undisturbed acres; dedicated in perpetuity to the Potomac Conservancy.
