Intended to provide a “forward-thinking, energetic, and engaging community for DC’s new generation of visionaries”, 1201 New York Ave overlooks CityCenterDC, a hub of high-end shopping, dining, and living amidst historic landmarks of the District. Much like fellow Pembroke property 1801 Penn, 1201 New York Ave provides tenants with flexible workspaces to meet a wide range of needs. Tenants also have access to unique common areas designed to promote interaction as well as a strong work/life balance. Among these collaborative spaces are a high tech 6,000 SF fitness center, rooftop conference center, and luxury lobby and atrium.
MGAC provided architect and general contractor oversight for the renovation of the existing building’s interior and exterior facade, slab extensions, and the installation of new curtain walls. As is common with existing building renovations with incomplete as-built drawings, a number of unforeseen problems arose throughout demolition. MGAC worked with Pembroke and the design/build team to ensure the final decisions to address these issues were well-informed and aimed at keeping the project on schedule and on budge.
