Project Summary

MGAC | Stonemark managed the pre-construction and construction of a gracious 11,000 SF Greek Revival estate situated on the tidal marshes of Spring Island, a 3,000-acre nature preserve and island residential community in the heart of South Carolina’s fabled Lowcountry. This project was a new build for a returning client who had previously entrusted MGAC | Stonemark with another beautiful project.

The estate is located near the tidal marshes of the Harbor River and the historic ruins of the Old Edwards Plantation. The property features a main house, carriage house, guest cottages, and a pool pavilion garden, all arranged in a historically influenced compound layout. The architecture evokes an elegant yet understated feeling, perfectly at home on the tidal marshes.

The property was out of state for both the client and MGAC | Stonemark and situated on a historical site, which necessitated layers of reviews and inspections. The client had experience with custom home building and was accustomed to working with extremely efficient crews. However, at this location, cultural differences with the local talent posed a challenge as they were used to working at a much slower pace than our usual standards.

Logistical issues also arose due to limited access to the estate. Since it was on a private island, there was only one road in and one road out. The presence of abundant wildlife, including alligators, further complicated the process. Weather conditions also posed challenges, with a bad hurricane during construction blowing the entire dock off. Additionally, the client had numerous specific architectural details aimed at historical accuracy, requiring constant communication and review of details with the client.

Despite these challenges, MGAC | Stonemark persevered to ensure that the estate was completed on time and met the highest standards of quality, maintaining the historical integrity and architectural elegance envisioned by the client.
