Project Summary

MGAC delivered project management services as the employer’s agent, along with cost management, and health and safety oversight as the principal designer for 8 & 10 Brindleyplace, located in the heart of Birmingham.

The project is comprised of the creation of over 19,510 m² of high-quality Grade A office space over 12 floors in the city centre. The reimagined building benefits from a redesigned double height entrance space, fully equipped gym, boulder walls, and rooftop gardens.

Works included the demolition and soft strip of walls back to the structural concrete frame and slab, and removing the existing façade and replacing it with a modern curtain walling systems.

Sustainability is at the heart of the redevelopment’s design, with new energy efficient façade, and mechanical and electrical systems incorporated. It was rated BREEAM Excellent and EPC B, demonstrating high levels of efficiency. The building has achieved carbon Net-Zero, is gas free post refurbishment, and all electricity is powered by green energy. All of the construction waste was diverted from landfill and the implementation of 840 ft² solar PVs generate renewable energy. Smart metering technology allows ongoing performance management, equating to 65% annual energy saving compared to a typical office, reinforcing our commitments to remaining environmentally conscious.
