BAM TCP, Atlantic Square

Project Summary

Atlantic Square is one of the most significant commercial developments in Glasgow. The project includes 27,870 m2 of office space, split over two buildings with a basement and listed retained façade. As one of the most sustainable commercial developments in Glasgow’s International Financial District, the building was delivered to Cat A status with a BREEAM Excellent Rating and EPC ‘A’ Rating.

As we worked with the tenant, HMRC, to dissect and streamline the scope, we were able to introduce changes to the contract which reduced the client’s overall expenditure. Our expertise ultimately saved the client £720,000 and reduced the schedule by eight weeks.

A vital goal of the project was to save and incorporate the existing façade into the new development, which we successfully achieved. The careful and sensitive restoration now provides a meaningful juxtaposition of the old against the new, with detailed stonework at ground level and bold glass towers stretching out above. MGAC worked alongside the main contractor, historic preservation architect, and specialist stonework subcontractor to deliver the desired result.

By providing expert cost management and project management services as the employer’s agent, MGAC has played a crucial role in creating an urban environment and public realm at the thriving heart of this revitalised part of Glasgow city centre. This project was a catalyst in igniting several developments in the area, continuing the resurgence of activity to the neighbourhood.
