After providing due diligence services for Starwood Capital’s acquisition of the top four floors in the historic Macy’s Downtown Seattle department store, MGAC was retained to serve as the owner's advisor for the conversion and upgrade of the new space into a Class A creative office space, set to be leased by Amazon. MGAC's advice and solutions during the design phase alone saved the client over $500,000.
Situated in a dense urban setting adjacent to numerous occupied buildings, the project required the coordination of street closures and resolution of noise complaints from a neighboring hotel and residents. Other challenges included ensuring that the extensive excavation, dewatering, shoring, and structural upgrades caused minimum impact to normal building operations.
