01  Challenge


With more than 4,200 properties in 79 countries and territories, Marriott International was faced with the challenge of renovating and reopening a cherished, iconic property built in 1942. The original Art Deco building, which played host to everything from weddings and quinceañeras to dances and grand parties, had been replaced with an uninspired concrete structure. The property itself needed to reflect its reputation as a financial high-performer, and the global hospitality company called on us to protect and oversee their substantial investment. Like Marriott, we saw this project as an opportunity to restore this hotel to its former glory – and reconnect it with its community.

The existing property, a massive, concrete business hotel and casino in the middle of the bustling metropolis, was in need of an upgrade – as much of the mechanical systems and equipment had been damaged by the natural wear and tear of the seaside location. As project manager, we led the complex, $43 million renovation and urban redevelopment project in Santo Domingo, Dominican Republic.

02  Process


A project of this prestige drew the interest of hospitality experts from around the world. Our process began with identifying and vetting the interior designer, project architect, local contractor, and architect of record – establishing an international design and construction team best suited to help our client achieve their goals. Educating ourselves in Dominican importation procedures, taxation, and local labor practices, we navigated language and cultural barriers, an ambiguous regulatory process, and a complicated tourist district tax benefits program to maximize the budget. Additionally, we extended the scope of renovations by a third – all without exceeding the original project budget.

03  Details

Rebuilding a beloved Caribbean Icon

What began as a renovation project evolved into a nearly complete rebuild of 300 guest rooms and suites, meeting and event space, restaurants, common areas, and lobby. These efforts also included new duct work, kitchens, pool, deck, replacement of two roof structures, MEP systems upgrades, windows and glazing, and life safety systems. No small feat – but a necessary adjustment to achieve Marriott’s vision for this high-performing retreat.

04  Results

Upon opening in 2015, the new Renaissance Jaragua exceeded client and guest expectations, offering a modern, uniquely beautiful, and luxurious Caribbean experience for this flagship Marriott property – restoring a historic, iconic resort to its former grandeur, and giving its community a landmark to call their own again.
