01  Challenge


In 2009, just two short years after the Blackstone Group bought it, Hilton Worldwide decided to move its headquarters from Southern California to Northern Virginia. The transcontinental move ended a storied run for the hospitality giant in Beverly Hills. CEO Paul Nassetta cited the Washington DC area's lodging expertise, lower cost of operation, and its ease of travel to other corporate locations, like Memphis, Orlando, Dallas, and London as the primary reasons for the relocation.

We learned of Hilton’s impending headquarters move and relocation of 200 employees four days before Christmas. At the time, the move was confidential and even had a code name: Project Election. We were swiftly engaged by Hilton Worldwide to relocate its headquarters and provide site selection and real estate acquisition, project management, program management, design and construction management, furniture procurement, and move management - and it all needed to happen in less than six months.

02  Space


With such an aggressive purchase, design, and build schedule, and no confirmed location at the start of the project, we began the design process for multiple sites until the final site, an 11-story, 323,000 SF building, was secured.

The new, 118,000 SF, LEED Gold headquarters showcases Hilton's family of hotel brands, and gives guests and visitors an experience that reflects the company's deep hospitality roots and global reach. The design also heralded Hilton’s new corporate structure, sparked a cultural transformation, and reduced their real estate costs.

03  Relocation


Once the new office space was ready, our devoted, bi-coastal move management team planned and led the seamless relocation of 200 employees in an around-the-clock effort over three consecutive weekends, with direct trucking of materials across the country to the new headquarters.

04  Relationship


The success of the headquarters project led to an array of other projects, including design management, project management, executive reporting, relocation management, direct procurement of FF&E, and overall program management for two additional floors in the headquarters building. We also managed the build-out of the mailroom and Sophia’s Café, a dedicated amenity for Hilton staff and visitors. To date, the expansion has added about 50%, or 53,000 SF, to the original headquarters footprint – and helped this hospitality company nurture their employees the same way they nurture their guests.

05  Results

In addition to assisting Hilton with its headquarters relocation, design, build, and subsequent expansion, we’ve continued to grow our relationship – managing the construction of their call center and an additional operations center in Memphis, Tennessee. It’s all part of helping a leading global hotel brand share their warmth and hospitality with their valued employees, and the world.
