01  Challenge

FASHION FORWARD

In fashion, the “what’s in today is out tomorrow” mentality extends beyond just the clothes. For ANN Inc. – the entity behind Ann Taylor, LOFT, and Lou & Grey – delivering on the latest display and retail design trends across their distinct and growing brands had become a challenge. We were initially engaged by ANN Inc. to help streamline the construction and furnishing procurement for more than 1,000 of their sites throughout the U.S. The $3 billion a year women’s retailer needed to build 200+ new stores a year on-schedule, on-budget, in the most profitable locations – and they needed a plan. Our responsibilities included the rebranding and renovation of existing stores to better connect with customers, and the construction of new flagship and pop-up stores.

02  Cost Modeling

UNDERSTAND COSTS. MAKE SMARTER DECISIONS.

During the interview process, the client shared their frustration with the lack of predictability in the cost of new stores. Better understanding costs on the front-end of a project would result in more informed, profitable decisions. With that in mind, we created an automated database that draws on past store data and location-specific variables to provide a comprehensive and accurate estimate of construction costs. For instance, stores in Florida require “hurricane” glass, while California stores must meet seismic codes. The result? An increasingly efficient cost-modeling process, smarter decisions, and the virtual elimination of “problem stores.”

We also simplified the client’s procurement process through a single Master Services Agreement, which streamlined the agreements, contracts, and purchase orders for proprietary materials and architecture, construction, and installation services. This centralized, turnkey approach to purchasing saved the client money and manpower – and reduced tax filings and accounting transactions.

03  Changes

NAVIGATING CHANGES.

Soon after the project began, the client had a major transition in corporate leadership – and ongoing updates to their branding. Those sea changes, coupled with determining evolving requirements and gaining permits for multiple new jurisdictions and locations proved challenging, but always successful. Relying on the database to track project costs and progress, we were able to help ANN Inc. remain nimble during a transformative time.
